Introduction

Construction is a very unique Artisan skill which allows you, the player the opportunity to build your very own house! Aside from becoming the owner of your very own house, you can also make various flatpackable items which you can sell to other players.

Aside from the benefits from having your house, butler and carpentry skills, you are able to store various items and outfits allowing you to free up some bank space. You can also hold parties for your friends (or enemies!) or allow them into your dungeon for a bit of fun. Not only that, but Construction is beneficial to various other skills, giving you the ability to offer your bones at Player-owned Gilded altars for Prayer training, or taking your damaged armour to the Workshop to be repaired.

Basics

Building a house

Building your house from scratch may seem daunting at first, however it's a lot easier than it seems! After grasping the main areas of Building Mode, adding/removing rooms as well as learning how to move them around, you shouldn't have too many problems getting your house up to scratch, all of which will be covered below.

Building Mode

To begin customising your house, you must first enter it with building mode turned on, which can be enabled by choosing the option "building mode" when entering your house portal, or by enabling it through Settings ----> Gameplay Tab ----> Ticking the Building mode box. Note that when you are in building mode, guests aren't allowed to enter your house, and by setting building mode from outside your house, you will enter your house in building mode by default when you enter it next time.

Adding Rooms + Hotspots

Once you've entered your house in building mode, no doubt you will see white door "hotspots" at each room's entryway. By right-clicking a "hotspot" and selecting the "Build" option, this will bring up a menu of the variety of rooms that you can choose to build. Each room requires a certain Construction level to make as well as a fee in order to create. After choosing a room, a ghost display of the room will be shown, in which you can rotate the room to your liking before placing it in your house.

Once a room has been created in building mode, ghostly hotspots again will appear within it, allowing you to add certain features to the room depending on the room created, all of which vary in use. Simply right click a hotspot of your choice, select the "Build" option, and an interface will be brought up showing you what can be built in that particular hotspot, as well as the Construction levels and materials required to build them.

Moving + Removing Rooms

In regards to moving rooms, currently the Menagerie and the Costume room (requiring 37 and 42 Construction respectively) can only be moved without losing the individual contents within it. This can be done by simply choosing to build another room in another location. Therefore, it is of paramount importance to "plan" the layout of your house prior to building it, as rooms such as the Chapel which require a bit of money to build, are best utilized closest to your house portal where they are easily accessible, as this can easily boost your experience gains. Note also the way in which your rooms face, as this can also make moving through your house much easier.

Finally, if you wish to remove a room in your house, simply right click the door "hotspot" leading into the room itself and you'll be given an option to remove it. Remember that the individual contents of the room will be erased, but some items can be recovered (such as items placed in a toy box and magic wardrobe), and that you cannot remove a room that is supporting a room on another floor.

Estate Agents Locations

Estate agents are characters within RuneScape that allow users to start training their Construction skill through selling them plots of land to build their Player-owned house (POH) on. Estate agents can be found within four major cities which are; Varrock, Falador, Seers' Village and East Ardougne. In order to start training the Construction skill, players must pay 1,000 coins to purchase their first house in Taverley.

Saw Mill Operator

The sawmill operators are located in two places, North-East of Varrock

and in Ithel section in Prifddinas.

Both sawmill operators barters logs for planks

Varrocks Sawmill operator sells supplies on the side.

Prifddinas Sawmill operator sell extra supplies.

Building Materials

For building furniture several different building materials are required. These can be obtained from a variety of stores and locations.

Rooms

As you level up Construction, you will gain access to many different rooms. They all have special abilities that can help you with a range of different skills.

1 1,000 The garden is largely decorative but it also contains the exit portal, you must have at least one exit portal in your house area.

Parlour
1 1,000 This is the lowest level room, where 3 chairs can be constructed around a fire.

Kitchen
5 5,000 This room can be used for preparing food. As you build better furniture in it you will find yourself able to prepare better meals in it. There is space for a pet cat here, too!

Dining Room
10 5,000 Eight people can sit around the table you build in this room, you can also summon your servant to prepare food.

Workshop
15 10,000 This room allows you to train Construction without modifying your house, by making furniture that can be sold to other players. It also provides space for you to train Crafting and Smithing.

Bedroom
20 10,000 Some of the furniture in this room can be used to change your hair and clothes. You will also need two of these rooms in order to hire a servant.

Skill Hall
25 15,000 These are primarily used to connect other rooms, but they also provide space to show off your skill achievements.

Games Room
30 25,000 Various games can be built in this room to allow friends to play and train together.

Combat Room
32 25,000 With this room you can challenge your friends in a personal duelling ring.

Quest Hall
35 25,000 These are primarily used to connect other rooms, but they also provide space to show off your quest achievements.

Menagerie
37 30,000 An outside space that's an ideal home and playground for the pets you can gain from Summoning.

Study
40 50,000 You can use the lectern in this room to create clay tablets recording magic spells. The elemental sphere in this room can be used to change the element of an elemental staff.

Costume Room
42 50,000 You can use the furniture in the costume room to store holiday items, activity rewards, random event costumes and toys.

Chapel
45 50,000 This room can be dedicated to any of RuneScape's major gods, and the altar can be used to offer bones.

Portal Chamber
50 100,000 In this room you can build portals to various places around the world.

Formal Garden
55 75,000 The formal garden can contain various plants and ornaments to beautify the grounds of your house.

Throne Room
60 150,000 This room can be used to hold audiences with large numbers of friends. It also contains the lever that turns on challenge mode.

Aquarium
63 200,000 This contains the bathysphere which is the entrance to your own aquarium where you can decorate with decorations and fish.

Oubliette
65 150,000 If you build an oubliette below your throne room you can drop people from there into a cage which you can fill with various horrors.

Dungeon
70 7,500 Dungeon corridors, junctions and stairs can be built to create an underground maze full of monsters, traps and doors.

Dungeon pit
70 10,000 This room is similair to the dungeon junction in layout, but the player can place different traps and guardians. Unless the guardian is killed players can not pass through this room. Requires the Love story quest.

Treasure Room
75 250,000 You can place a prize in this room for visitors to your dungeon to try to reach.

Number of Rooms

There is a limit of thirty-two rooms in total that you can have in your house. You can build these up to two stories high or even underground however. You can build a different number of rooms in your house depending on your Construction level.

Room Type

Garden

This is one of the two level 1 rooms/areas you can make. You will have a garden already when you buy your first house, as you need to have at least one exit portal. A garden i s a must have as it includes the exit portal, this allows you to enter you & friends to enter your POH. It also allows you to 'lock' your house to all visitors.

Parlour

The Parlour is an area for users to relax and remember nostalgic adventures or to contemplate future adventures. On the chair hotspots you can build comfotable chairs to sit on, you can also build a fireplace within the Fireplace hotspot to create a warm and welcoming atmosphere or to clear your head while trying to work out a challenging puzzle or riddle on a current quest. You can also build a fancy rug to place underneith your chairs in order to make the Parlour more inviting to visitors.
Bookcases in any room contain useful quest books from quests you have completed: simply browse the bookcase for a book, remove it and read it if you wish to remember parts, plots and histories of some quests. It is also worth noting that the fireplace does, in fact, work. To light the fire acquire some logs and a tinderbox, use the logs with the fireplace and you will light the fireplace. You will be given a small amount of Firemaking experience for lighting it.

Kitchen

The kitchen holds vast amount of great features out of all the rooms. The kitchen is an area which many players use to increase their Construction level before hitting the dungeon area. If you build objects such as a Range, you can use it to cook food, train the Cooking skill and entertain your guests. If you build a water suply, you have an unlimited amount of water which could be used to fill up vials for Herblore or make Soft clay to allow users to create Teleport tablets. Into your drink more than cooking food? The kitchen gives the space to create a barrel, which provides an everlasting supply of your chosen drink. You will also notice your shelf space: the higher the level shelves you build, the more pieces of equipment will become freely available to you.

Dining room

One of the main features of the dining room is the large table based within the center of the room. Players can build a pull-bell to summon their servant from the dining room - rather than running around the vast area of their POH trying to find their servant. When your servant arrives, you can have them prepare food for you and your visitors, the servant will then set the table for the amount declared by the owner of the house and the type of food selected (this differes dependant on which servant the player has. You can also build decorations within this room to make the room more homely and inviting to visitors.

Workshop

In the workshop several pieces of furniture can be built which allow you to create items. The workbenches allow you to create furniture flatpacks. The repair benches allow you to repair degraded items and rusted items. The crafting table allows the player to create several clockwork items. On the easels players can create items with their family crest on it. This crest can be changed at Sir Renitee in Falador castle

Bedroom

The bedroom has 7 hotspots where various furniture can be built. If you intend to get a servant you will need 2 bedrooms. Most furniture is only cosmetic. The dressers allow you to change your hair style and colour. The wardrobes allow you to change your default clothing and shoes. In the fireplace you can light a fire with normal logs.

Skill Hall

In this Skill hall players can display several items which indicate they have a certain skill level or made a certain achievement. This room is also together with the quest room the only room which can be used to build another floor. This room can also be used to get access to a basement/dungeon. To do that you, the player will have to build either of the stair types. The player is able to talk to the slayer trophies for some small dialogue with the trophy.

In the games room players can participate in several small games. The attack stone allows players to test their strength. The range games let players test their ranged skills. The normal games let 2 players compete in treasure hunts, play a game of hangman or let them follow a jester with various emotes. The elemental balances let players test their magical might. Combat Room

In the Combat room players can construct a combat arena where players can then fight each other. There are several different combat arenas that can be built and each has its own set of rules. Players can fight freely in the combat arena as no items will be lost when a player dies and they will be teleported upon death to the side of the arena.

Quest Hall

The Quest Hall is a place for the player to show off the great adventures they've been on, the places they've visited and the monsters they've killed. There are a variety of different areas of this room that can be customised to show off a players questing abilities including a sword display, maps, portraits and even a bookcase that can be filled with all the books a player has collected on their journeys. A Quest Hall also contains a staircase which can lead to an upper or lower floor and because of this, most houses have at least 1 Quest Hall room.

Menagerie

A Menagerie is a specific place for the animals you store in your house. Consider it like having a minature zoo inside your house that you can customise a little to look and fit the theme of your house or pets. Players require a Construction level of 37 to start creating their own Menagerie. The first thing you need to know is there are 4 main parts to a Menagerie; the Habitat, the Pet house, the Pet feeder and the Obelisk.

Pet Houses act as a home for the pets you want to keep in your house rather than your bank. Pet Houses along with the correct Pet Feeder govern how many pets you can store in your house at any one time up to a maximum of 15. Each type of house requires different materials and can house a different number of pets.

If a player has a pet follower with them when they enter their house they can take it to the Menagerie where the Pet Feeder will offer it food and take it's hunger down to 0%.

Study

A study is quiet room in your house where you can go and study. One of the main features of a study room is the lectern which allows you to create teleportation tablets to various cities depending on the type of lectern. Players can also create a telescope which can be used to stargaze and see roughly when the next shooting star is due to land on the world the player is currently logged in to. After the Shattered Heart update players can also create their own statue of Dahmaroc in their house from the replica pieces they are given by the museum.

The Costume Room is a great place for players to store the trendy outfits and armour they have picked up while roaming Gielinor. Players can store a massive variety of costumes and outfits including bonus exp gear such as the gold mining outfit, mystic robe sets, holiday items and skillcapes. Chapel

The Chapel is a room where players can go to relax and pray to one of the in-game gods. The main feature of the Chapel is the altar which many players use along with lit burners to train their Prayer skill as the altar and lit burners offer 3.5x exp compared to regular burying. Players can also use the altar to recharge their prayer points. There are a few customisations that can be made to the Chapel room to show your allegiance to one of the original gods of Gielinor or Bob the cat.

Portal Chamber

The Portal chamber is one of the most commonly used rooms in a player owned house. Players can build up to 3 portals per room in a few different styles depending on their Construction level and then direct a teleportation spell at each portal. Directing a teleportation spell at a portal requires a certain number of runes and in some cases for a certain quest to be completed and must be done using the Centrepiece in the room. The Scrying pool also allows players to view what is going on in a certain teleportation location or outside their house portal entrance.

Throne room

In the throne room the player can build several pieces of furniture such as chairs, benches and floor traps. This room also allows an oubliette to be built underneath it. The trap in the centre can either drop another player into the oubliette, teleport them outside or keep them trapped depeding on which version it is. To activate the trap someone has to pull the lever, the lever can also enable options such as challenge mode etc. The thrones and benches can be sat on. The trapdoor allows entrance into the oubliette without use of the trap. When building a throne both thrones will be built.

Oubliette

The oubliette is a room which can be built underneath the throne room. In the center of the oubliette the player can build a trap, in which players will fall if they are dropped through the trap in the throne room. The player can build a cage around this central trap to avoid players from getting out. The ladders can be used to climb up into the throne room. Guards can be built in this room which are agressive if either PvP or Challenge mode is activated.

In this room players can build four traps and a guard which will become active if PvP mode or Challenge mode is turned on. Players who are not the house owner can't get through this room unless they have killed the guardian.

Dungeon junction/corridor

The dungeon junctions and corridors allow the player to create a maze filled with traps and guardians. The hotspots in both rooms are exactly the same, but the junction allows players to change the direction. Traps will often either damage players, restrain movement or teleport them to another room. Guards can simply be killed but this is not required to cross the room.

Treasure room

In the treasure room players can make a room to reward others for being able to get through the dungeon. The player can put money in the chest which becomes available to whoever manages to kill the guardian. The higher tier the chest the more money it can contain.

Flatpacks

Flatpacks can be made on a workbench found in the Workshop of a player owned house. There are 5 different types of workbenches, which all require a different construction level. Only the highest workbench can build all flat packs. After the player completes the Hard Fremennik task set they can sell flat packs to Advisor Ghrim for 10% of the costs of the material used in building it.

Servants

To hire a servant for your house, you first need to head to the Servants' Guild located in East Ardougne. Here you will find the master servant who will let you hire a servant.

There are six servants, each providing you with different services. Each servant requires a different Construction level to hire. Servants can provide you with basic cooking, fetching items from your bank, un-noting items and even converting logs into planks for you. If you have visitors to your house, you can also have your servant greet them as they arrive.

Each servant has an initial cost to hire and then they require wages. As you use their services, you will need to pay them if you want them to continue with their services. If you do not wish to pay, you can dismiss your servant at any time.

After completing the Love Story Quest, Servants can be hired at a 25% discount.

Skill Mastery

Once you have finally reached level 99 in the skill, you can travel to the Estate Agent and purchase the Construction Skillcape for 99,000 coins. You can do this at the Estate Agents located in Varrock, East Ardougne, Falador and Seers' Village. This will enable you to use a boost that raises your Construction level to 100 and also allows you to perform the Construction Skillcape Emote. The cape itself is members only. However, free players can still perform the emote granted they are wearing the cape.

If Construction is your first skill to reach level 99, you will be rewarded the Construction cape. However, if you have other skills at level 99, you will be awarded the Construction cape (t). If you have the untrimmed version of the cape and achieve level 99 in another skill, the cape will become trimmed automatically. The only way to keep a copy of the untrimmed cape is to use a keepsake box from Solomon's General Store.
